The Landlord undertakes with the Tenant as follows:
(a) To keep the Premises in a good tenantable state of structural and sanitary repair during the Term.
(b) Generally, to ensure the peaceful and unobstructed use and enjoyment of the Premises by the Tenant throughout the Term.
(c) Upon a notice from the Tenant, to repair and/or replace any part/s and/or any defective equipment of the Premises. The Landlord shall use reasonable efforts to address urgent issues affecting essential services (including water, electricity and air conditioning) within 48 hours after notification by the Tenant, and non-urgent issues within 14 days, subject to contractor availability and circumstances beyond the Landlord’s reasonable control.
(d) The Landlord shall be responsible for the reasonable cost of repair or, where repair is not economically practical, replacement of appliances provided by the Landlord, where such repair or replacement is required due to normal wear and tear or mechanical breakdown not caused by the Tenant.
